Not all listings sell despite what the Best of the Best in Real Estate tell you. Many factors are key to the selling of a property. First, it must be priced to sell! Many buyers feel that their property is simply worth more than it will sell for. In many cases this is true. However, the market and desirability of the property dictate the selling price. When comps show that a property should sell for $100 per square foot it is unlikely that it will sell for $110 or $105 per square foot unless the tiles are lined with Gold, and even then only if you can see the Gold!
To have a listing expire is disappointing. This week I have had two listings expire. One listing is overpriced for the subdivision it is in, and although it is a nice property it has been very difficult to market and to show due to the requirements of the owner. That's OK. We did our best. Eventually the seller will lower the price and allow for showings to occur "WHENEVER" and the property will sell FAST! Another property that expires on the 12th of January (I plan on selling it before then) is a great property with comps to support the asking price. It is a bit on the high end for the subdivision it is in, but it should sell quickly when we bring it back on the market in about 60 days! When God takes away ... He replaces with even better! That's my belief and expectation.
So, if you are a seller or a Realtor and you have a listing expire first evaluate the pricing and condition of the property. Chances are the Seller and Realtor did his/her part. If you can't come to an agreed upon resolution and plan...resign the listing until another time.
When your listings sell you have met the almighty life goal of retiring the listing. Both the seller and the Realtor can smile and breath easy. No Retirement for the Realtor though. He gets the chance to do it all again....YEAH! List and Sell!
